Finding a Rental Property

All available rental properties are listed online. To view a particular property please contact the listing office to arrange a convenient inspection time.

Please note that all prospective applicants are required to inspect a property prior to being a successful applicant.

All persons over the age of 18 intending to reside in a property are required to make application.

On submission of the application form, please note that one weeks rent holding fee is payable in cash.

Should you be accepted for the property the holding will be held as payment towards initial rent payable at your tenancy commencement.

Applicants who are not successful are entitled to a full refund on producing a receipt or identification.

For your convenience rental payments can be made by Direct Debit.

Commencing Tenancy

Commencing TenancyAll lessees are required to attend the office to review and sign the tenancy agreement in the presence of a property manager.

All money payable at the commencement of a tenancy must be in cash or bank cheque (please note that personal cheques are not accepted for the payment).

It is the policy of Ockerby Real Estate to provide tenants with a property condition report prior to their occupation of the property wherever possible.
 

Amended property conditions reports are required to be returned to the office within 7 days, failure to do so will deem the original report as the true and correct condition of the property.

Maintenance

In accordance with the Residential Tenancies Act 1987 all maintenance should be reported within 72 hours.

All maintenance and repairs to a property must be authorised by the agent/owner and completed by a
qualified contractor.

Vacating

When vacating your rental property, the following notice is required:

  1. Periodic Tenancy – 21 days notice in writing.
  2. During a fixed term tenancy - should you wish to vacate your rental property prior to the expiry date of your lease, you are breaking you lease and there are some costs and obligations that you must be aware of. To find out about these, contact your property manager to arrange an appointment time.

When vacating the property the condition of the property must represent the condition that is outlined in the
property condition report issued at the commencement of your tenancy, taking into account fair wear and tear.

Rent is payable until all keys are returned to the office and that all rent must be paid in full prior to the release of the bond.
